A recently approved amendment to the McCarty Planned Unit Development (PUD) establishes a revised vision for a 72-acre property previously entitled for 530 townhome units. Through a collaborative planning process involving City staff, the City Manager’s Office, City Council, and the development team, the project was reimagined to reduce residential density while enhancing regional transportation infrastructure.
The amendment decreases the previously approved development program by 209 units, replacing the original entitlement with 321 single-family homes. The revised plan reflects a thoughtful approach to balancing growth with community needs while maintaining the long-term viability of the project.
Beyond the reduction in density, the approval process focused heavily on transportation planning and connectivity. Significant effort was dedicated to evaluating the location of the project’s primary entrance and identifying opportunities to strengthen the surrounding roadway network. As a result, agreements were reached to provide additional regional roadway improvements beyond what would have otherwise been required under the original development approvals.
This outcome highlights the value of collaboration between the public and private sectors in addressing growth-related challenges before they become critical issues. By coordinating infrastructure investments with future development, communities are better positioned to accommodate population growth while maintaining mobility and quality of life for residents.
